How to read this

A median is the middle of the market: half the active listings ask more, half ask less. It survives outliers where an average does not, which matters in Medellín, where one tower or one estate can be several times the price of everything around it. Two things move a per-m² figure more than anything else here: the stratum and the age of the building for apartments, and access and topography for land. Before you conclude a price is high, check which of those the property has, and whether the seller is quoting built area, lot area, or the two added together.

What the number does not include
Administración on an apartment, which can move the real monthly cost of ownership more than a difference of a few hundred dollars per square meter in the purchase price. Ask for the current monthly figure and the last two years of increases before you compare two buildings on price per m² alone.
